Fall home maintenance in Indiana
Autumn is the only season with a deadline attached. Everything below has to happen before the ground freezes.
Central Indiana normally freezes on October 26 and hard freezes on November 5.
The short answer
Work backward from the first freeze
Fall maintenance in Indiana works backward from one date. At Indianapolis International Airport the normal first fall freeze is October 26, so anything holding water outdoors has to be empty before it.
Fall maintenance is a sequence, and one date sets it. At Indianapolis International Airport, on a record going back to 1943, the normal first fall freeze is October 26 and the normal first hard freeze at 28 degrees is November 5. The earliest first freeze on that record is September 30, 1993.
Anything that holds water outdoors, irrigation lines, hose bibs and backflow devices, has to be empty before the first of those dates, with a margin, because a normal date is an average and not a guarantee. Anything that keeps the house warm has to be working before November 5, because that is when failure stops being an inconvenience.
Northern Indiana runs on a different clock. The National Weather Service South Bend record uses an older base period and puts first fall frost around October 18, with first snow around November 1 and an average of 64.5 inches over the season. A house up there is about a week ahead of a Carmel one on everything below. The two figures are not measured the same way, so treat the gap as a direction.
Guide
The order to do it in
Irrigation first, because it is the item with a hard deadline and an expensive failure. Colorado State University Extension sets the blow out ceiling at 80 psi for rigid PVC and 50 psi for polyethylene, and warns that a pressure vacuum breaker must never be blown out with compressed air because its rubber seals can melt. Ball valves and test cocks are left half open for the winter.
Heating second, before the first cold snap creates a queue for every HVAC contractor in Hamilton County. Gutters third, after enough leaves are down for the clean to hold, but before the October 26 freeze turns a blocked downspout into ice at the roof edge.
- Irrigation blown out at safe pressure, valves and test cocks half open
- Hose bibs drained, exterior lines cleared, hoses disconnected
- Heating serviced and filters replaced before the first cold week
- Gutters cleared and downspouts discharging away from the foundation
- Roof, flashing and attic ventilation checked before snow load
- Smoke alarm dates read and any unit over ten years replaced
In practice
If the house will be empty
A house that will stand empty through the winter needs a closing. Water off at the main, lines drained, fixtures protected, and heat set somewhere that keeps the pipes safe. The American Red Cross advises leaving the heat on at no lower than 55 degrees when you will be away in cold weather, and insulating attics, basements and crawl spaces, where supply lines freeze most often.
In Michiana and Harbor Country there is an extra step, which is being ready before the lake effect season starts. On January 14, 2026 a single stationary band dropped 12.6 inches on South Bend in one day at rates near two inches an hour, with 45 to 55 mile an hour gusts ahead of it. Roof condition, backup power and a clear egress are decided in October.
Then we have to actually walk the house. A closed house with no scheduled visits is a house where a failure in December is discovered in April.
Questions
Common questions
When should I stop watering the lawn in Indiana?
Watering tapers as temperatures fall and growth stops. The system itself needs to be blown out before the normal first freeze on October 26, so early to mid October is the practical window in central Indiana and late September to early October in the north.
What month should sprinklers be blown out?
October in central Indiana, earlier further north. The record shows a first freeze as early as September 30, so leaving it to the last week of October is a gamble.
How much water does an Indiana lawn need before winter?
Purdue Extension puts most Indiana lawns at one to one and a half inches a week through the growing season, applied as one deep soaking or two applications three to four days apart, ideally between four and eight in the morning.
Which month suits gutter cleaning in Indiana?
After the hardwoods have dropped and before the first hard freeze, which usually puts it in late October or early November. A second clean in spring catches what came down over winter.
Does a furnace really need annual service?
Annual service is the common interval, and the argument for it is that failures cluster in the first cold week when every contractor is already booked. Filters matter more often than that; ENERGY STAR advises inspecting, cleaning or changing them once a month.

Have the fall sequence run for you
Every item above is on the ABODE calendar with a date against it, set by the region the house is in.
A plan runs $175 to $350 a month and the trades bill at cost.
- We date the fall work to your region
- Trades are booked before the queue forms
- You are told when each item is closed
